Appliances include a KitchenAid 48" wide built-in stainless steel refrigerator along with a matching microwave/convection oven and dishwasher. The 36" six burner, stainless steel range/oven is the professional style by DCS. A beautiful and popular counter/bar separates the kitchen from the great room and there is a garden window behind the large Kohler cobalt blue sink that looks out on the charming rear courtyard. This kitchen is simply the best not only in appearance but in function as well.
There are two master bedrooms on the upper level both with their own attached baths (double sinks in both), walk-in closets and one with a romantic fireplace. You will enjoy hearing the surf and watching the waves break from your pillow! It doesn't get any better than this. Attached to the main master is a terrace with more breathtaking ocean views.

This prestigious gated community of 292 homes was developed by a California builder (VERY IMPORTANT) in the early 70's. In order to market the development in California it had to be built according to California codes which were AND ARE much more stringent than Mexican codes. For example there is an on site water filtration plant, a sewage treatment plant and underground utilities. In 40 plus years there has never been a property ownership dispute and title insurance is readily available. In the U.S. you have a Trust Deed while in Mexico it's called a Bank Trust. Both legally recognized documents entitles you to complete and total property rights for you and your heirs in perpetuity. The community shares a beautiful clubhouse, library/mail room with free long distance and internet service, a large pool, jacuzzi, exercise room, tennis court, shuffle board courts, a children's' playground and even a putting green! The fountains, green belts, gardens and recreational areas are maintained by a full time staff. Homeowner fees are $275 per month. There is a beach and the surfers consider Las Gaviotas one of their favorite spots. Las Gaviotas has a half mile of ocean front scalloped coves very similar to prestigious La Jolla, California.
SECURITY IS OF PARAMOUNT IMPORTANCE to the community and there are full time, professionally trained, uniformed guards that check all entrants and patrol the streets 24/7 along with a new and sophisticated video surveillance system. Because Las Gaviotas is, without question, the most complete and secure community in northern Baja there are numerous multi-million dollar homes owned by successful people who invest carefully.
The demographics of Las Gaviotas have changed in recent years from older retirees to middle age professionals wanting to own something in an ocean front community that is no longer affordable north of the border. This resort oriented community allows those homeowners, who choose to do so, to rent their properties on a daily basis (typically the weekends) resulting in a positive cash flow situation long ago rendered not doable in California due to escalating real estate values. So it is possible to own a property here (like ours) that pays for itself, can be used when not rented and be your eventual retirement home......all while appreciating in value. As a homeowner here you would no doubt procure a Sentri pass enabling you to avoid the long waits at the border. With it travel time from our home into San Diego averages 50 minutes. Most homeowners here enjoy U.S. phone service through Vonage, high speed internet, home delivery of the San Diego Union Tribune and U.S. Directv although Las Gaviotas has its own free cable system. It has all the conveniences of a San Diego suburb. And Rosarito has a Walmart Super Center, a Home Depot, McDonalds, Burger King, new state of the art cinema (only $2.80!) and many other U.S. shops and restaurants. There are two Costcos in Tijuana.
Since buying here in 1996 our children have married and now live in the Southeastern U.S. and Colorado and MOST importantly have blessed us with five beautiful grandchildren. Our objective is to sell our much loved Las Gaviotas home for $695,000 (was $895,000) and buy a place close to the kids. The friends and neighbors we have here are simply the best. They are on the short list of why Las Gaviotas is the best place to live anywhere.
