It is on 0.41 acres (165921 mq) piece of paradise, perfect lot and wood house to make your own Bocas experience.
100 foot (30mq) of bay frontage, with a large, private dock, and seawall to protect the land from erosion. The lot runs all the way up the hill, and 20' over, with an excellent building site on the hilltop.
The construction is approximately 10' (3m) above ground level, and could easily be enclosed for more living or storage space.
The total living space area is 24' x 48' foot (7x15mq) large.
The porch is 24' by 24' (7.30x7.30mq), all with a roof overhead. (not a deck). Half of the house is enclosed for living with a living/dining/kitchen combination room, 1 large bedroom, and 1 large bathroom with water heater/tile shower/sink. The house is furnished with all the necessary living room furniture, table and chairs, bed, and cooking utensils.
There are built-in open closets in the bedroom, a quiet fan over the bed, with louvered wooden doors that can be opened to the living room.
The kitchen was updated last year. It has large gas refrigerator, stove and oven, refinished wood countertops, and a pass-thru bar to the outside. The inside of the house is partially finished with some drywall in each room, and exposed native hardwood walls in the remainder.
The ceiling is vaulted, with a combination of hardwood and drywall, and skylights. (it is a bright interior, not dark and gloomy). The ceiling coverage is important, as it keeps the noise from heavy rains and the heat from disturbing you, like an uncovered metal roof does. (most houses in the area don't have a covered ceiling.
There is a small lockable owner's bodega. (storage closet) inside the bathroom. There is electric saws, drills, and plenty of hand tools in the bodega for your convenience.
There are 12 volt, energy efficient ceiling fans in the
living area and the porch.
Solar panels are located on the dock and get sun all day long, usually having the battery bank charged by 12:00 or 1:00, and even charges up on rainy days, but takes longer.
The solar has an MPPT charge controller, which is the most efficient out there.
The whole house is wired for 110 volts, just like in USA or other countries in Latin America.
Everything runs through a small, super-efficient, pure sine wave, Morningstar inverter, that is epoxy encapsulated for humid environments, and does not require a fan to keep it cool. (this inverter is heavy, and well constructed) It will run sensitive electrical devices that typical, cheap modified sine wave inverters will not. In addition, here are 110 volt plugs and light switches throughout the house, and efficient LED lights in every room.
is not enough power to run a hair dryer, or other high wattage devices. There is plenty of power to charge computers, small electronic devices, fans, lights, and water pump. With a sustainable behaviour, you should never ran out of power. More solar, for additional power, could easily be added to the solar panel array on the dock. 900 gallons (3400 L) of water catch, with 12 volt water pump.
Owner has all original documents, including corporation,
land sale, building permit, and survey. (with Panamanian Gov't stamps). The
property is still ROP (Rights of Possession), and can be easily titled.
The house has been rented out for the past year, and the property managers come
Occupancy rates have been very high, with nightly rates starting at $95.
