Within easy reach of the city centre, it is close to the 3rd Bosphorus Bridge, the North Marmara Motorway, and the New Airport currently under construction, the first phase of which is due to be completed in 2018.
Official valuation and development plans
The value of the land has been provisionally estimated by the committee of experts of the Sales Bureau of the Court, as 7.632.000,00 Turkish Liras at 400 Turkish Liras per m2 in their official report dated 13 November 2015 (before the 3rd Bridge was opened on 26th August 2016 and the North Marmara Motorway was completed).
The 1/15000 scale Master Plan for the region has been prepared and approved by the Greater Municipality of Istanbul. The 1/1000 Implementation Plans have been approved by the Istanbul Municipality and are awaiting authorisation for execution.
The features and the unique location of the property
The land has a firm soil and an even surface. It enjoys the unique advantage of being at the sea front in close proximity to the adjoining forestland. The coastal region of the area where the property is located has been designated as a zone for high quality living and working quarters.
According to the urban development and zoning plans of ‘New Istanbul’ as prepared by Dr. Roy Strickland of Michigan University, the site is within the ‘New Centres’ where “…hotels, convention centres, shops, universities, research centres, Olympic Facilities, cultural and recreational sites” are planned. Furthermore, the village of Ciftalan is projected to be one of the chief stations of the transportation network, consisting of subsidiary roads, metro and rail, possibly using the now abandoned historic gauge rail track, the renovation of which is underway.
On Wednesday, 26 October 2016 at 14:30 local time at the Istanbul Caglayan Court of Justice. The bidding price shall commence from half the estimated value, at 3.816.000, 00 Turkish Liras. Offers through electronic means start 20 (twenty) days in advance of the auction date and ends by the end of the day before the auction date. Such offers may not be below half the value of the estimated value for the land (i.e. below 50% of 7.632.000, 00 Liras). Prior to making an offer, bidders are obliged to provide 20% of the estimated value as security. Offers through electronic media are to be made through the portal on the official website of the Ministry of Justice by quoting reference number 1032556 and indicating the number of the Sales Dossier as No: 2015/5.
In the event that offers made at the first auction fail to reach 50% of the estimated value, a second auction shall be held on Friday, 25 November 2016 at the same place and time.
