Operational hazards and indirect losses as the result of potential natural disasters or irregularity of public services have been minimised by the management. This includes investing in an anaerobic waste water treatment plant for the hotel that utilises the grey water for the water landscape feature. With regular rainfall the hotel can go for months without
requiring the use of the public water supply. In times of drought, the hotel can manage for 8-10 weeks, depending on occupancy without requiring a public water supply.

The company has distinguished itself as one of Jamaica’s leading companies and has received numerous national and international award because of its commitment to pursuing a strategy of sustainable development. With an ever more competitive operating environment, it is important that the hotel has
maintained and strengthened its positioning in the category of “sustainable luxury” and been able to command a good average rate.

The property itself is large enough and the flat tracts of land under the pool provide the potential to be able to build more rooms and therefore offset the main costs occurring from the public are-as. Additionally, the land lying adjacent to the property on the opposite side of the road leading to the property can be bought as well as the 4-bedroom villa at the bottom of the property This could be used either as staff quarters for management and/or offices or as additional rooms or as a villa. The potential to develop and expand on what has already been established to date is immense.

The hotel is included in the programmes of major European tour operators: TUI, Meiersweltreisen, Dertour, Dertouristik as well as with smaller independent operators such as Karibicinselsn, MotMot Travel and
Wildwings. It should be noted that it is very difficult for new small properties to be included in the large tour operator programmes which bring significant exposure for the business. There are also listings on the OTAs:
Expedia, Orbitz and as well as a business listing on Tripadvisor. A new business listing on Tripadvisor would cost roughly US$ 7000. The hotel’s website was fully revamped in 2014 and there is a strong
social media presence. Press coverage of the property is very favourable.
