This profitable Cabarete hotel is unique in that it specialties in providing accommodation and teaching facilities for university students from abroad. It has taken many years to reach the demanding standards set by the organization that guarantees the hotel over 30 students for six months of the year.
The organization will also agree to sign a contract for five years. The income from this contract alone generates a healthy annual profit and there is still six months of potential income to be obtained. There are a number of exciting possibilities besides simply offering comfortable and large hotel rooms to tourists.
The hotel has ten large and flexible apartments in an L shape with the end two having their own semi circular large balconies where they can relax with friends. There is also space on the second floor where there is always a group of students talking about their Caribbean adventures.
In the middle of the hotel is the swimming pool with small sun terrace and shady area for students to sunbathe and relax, which is not often as there is so much to see and do in Cabarete ‘ The adventure sports capital of the Caribbean. On the other side of the pool is the main gate and almost the full length of the walled garden is an undercover but open leisure area where guests and students can sit, connect to the internet, read, watch TV or the weekly film.
There is a restaurant in the corner that serves inexpensive food from a small selection, often pre-booked to save wastage. In the opposite corner next to the main gate that is closed at all times is the hotel office and staff room where lecturers/teachers prepare the study notes and mark papers. The two courses currently on offer are accredited by the university/school and form part of the student’s graduation course.
The lucky students who attend these courses for which they can obtain grants have the luxury of being on a Caribbean island in a classroom on the third floor with open shuttered windows to let in the ocean breezes. There is a large tiled balcony the length of the classroom where they can take yoga and salsa lessons or simply admire the night sky if not enjoying the music in the Cabarete clubs on the beach which is only a few minutes’ walk away.
With only ten rooms you would think it feels cramped with 36 or more students, but this is not the case because of the clever use of space and fittings in each large room. The whole hotel is gleaming white and cared for by the gardener and two hotel staff plus of course the manager.
The hotel has 24 hour electricity and also a large back- up generator, which is rarely used nowadays. There are two black water tanks and the water system is designed to handle over 37 guests.
The potential for this hotel is huge for a number of reasons: Firstly, there is a purpose built and practical schoolroom that could be used by so many different groups in between the semesters.
The tables are moveable so you could quite easily offer art classes in the schoolroom, creative writers course in the leisure area, and even Caribbean cuisine courses utilising the small kitchen.
Then there is the space for expansion. The leisure area could be expanded upwards and more apartments added at not a vast expense. There is then the hotel roof alongside the schoolroom, where serious sunbathers are often found, that could be converted to a covered sports area offering table tennis, snooker and the like. There is then the good sized office that could also be built upon to offer more teaching space.
This is an exceedingly profitable hotel that rarely comes onto the market with five years guaranteed income not only from rental income for each student, but also for the hire of storage and teaching facilities, laundry services etc. Anyone considering buying a small profitable hotel should view this property at the earliest opportunity as this is a unique businesses with a potential for expansion and growth.
