The house is on two floors and has the following characteristics:


Basement

A panoramic window having a view on Sarnano. The basement is 4x16m. Currently used during the summer by the guests sleeping in the tents but it can be reorganized as a spacious apartment.

A fully equipped kitchen (fridge with freezer, induction plate, hood, dishwasher, microwave, sink, cupboards and all equipment for 6p)

A bathroom (shower)

A toilet room (spacious, with washing machine)

A corridor with space for cupboards

Building Technique

The house is brand new, compliant with the most modern energy and stability standards and has all necessary certificates concerning earth quake resistance:

Basement: full concrete walls of 40cm, founded on rock soil.

Ground floor: Wooden structure (Cross laminated timber) of 12cm for the walls and 16cm for the roof)

Insulation in rockwool (12cm for the walls, 16cm for the roof)

Roof in zinc, walls in plaster, wooden double glassed windows.

Full type D (heat recuperation) ventilation system with cooling possibility

Floor heating with possibility for top cooling

Heat pump

Photovoltaic solar panels (5.4kW)

Alarm with provision for cameras

Location

The property is situated in an agricultural area on a hillside about 3km away from Sarnano. Few neighbours but easily accessible by car and by bike. Sarnano has about 3.000 inhabitants and has all facilities. Sassotetto (ski resort) is 10km away. Sarnano is together with Gualdo and San Ginesio part of the ‘golden triangle'. 12km away from Amandola, 30km from Ascoli Piceno.



Sarnano is on the border of the Marche hillside and the Sibbilini mountains. It offers a nice range of possibilities like hiking, mountain biking, trekking, climbing, hunting, paragliding.



80km away from the Adriatic coast. Nearest important coastal city is Civitanova Marche. The very famous Sirrolo and Numana are close by.



Easy to reach by plane: Ancona (110km), Pescara (150km) and Perugia(100km) are all served by Ryanair



Excursions to Umbria and Tuscany are feasible by car. Assisi for example is only 1.5 hours drive.
