Old country house with annex and plot of land located in the outskirts

of a big village near river, hills and fields 50 km away from Vratsa,

Bulgaria. The house has one floor and holds five premises – lobby,

common room and three more rooms which used to be bedroom, living room

and kitchen. The annex near the main building used to hold big

corridor, spacious living room with dining area and kitchenette as

well as a separate premise which was used as bathroom. For many years

the property had been empty and the lack of maintenance and proper

care had taken its toll. The house needs certain amount of time,

effort and funds to be invested in it in order to be brought back to

living standards. The annex is badly damaged and most probably will

need to be removed but another structure identical in size and

dimensions can be built in its place. The property comes with a plot

of land which borders two streets – the main street of the village

passing at the far end of the yard and a quiet side road which goes

near the front of the house. The property has a driveway with gate

providing direct access to the side street but another entrance to the

main road can be built too. Currently the yard is very overgrown and

will need a good cleanup but this will provide the new owner with good

amount of fire wood for the winter. In the garden one can find several

fruit trees such as pears, apples, cherries and sour cherries which

fresh water well which was used in the past for irrigation of the

garden. The soil in the area is very good and fertile which is the

reason why the main business around is farming. This provides plenty

of fresh air, clean nature, peace, quiet and fresh food to the local

population. A river passing about 200 meters away from here along with

the wide open fields and small hills surrounding the village provide

very good conditions for those who like fishing and hunting. The main

square, shops, café-bars, church, post office, bus stop, mayor`s

office, school, kindergarten, construction material store, public park

– all are within about 7-8 minute walking distance from the house. The

nearest town is 10-12 km away from here and is the seat of the local

council. It provides administrative services to the local population

as well as police station, fire station, gas stations, car service

stations, farmer`s market, furniture store, shops for clothes, shoes,

electric appliances, books, various tools and materials, banks, ATMs,

restaurants, bars, hotel, schools, kindergartens, hospital, cinema,

library, etc. The village has regular bus links to the town, to the

regional capital city Vratsa and the national capital Sofia. Cheap

rural property with big potential and quiet location.
