Located in the heart of the Abruzzo the business has been transformed by its present owners into stylish, relaxing and comfortable accommodation. The accommodation is very flexible so large or small groups can be catered for and It has been a successful letting business since 2009.



It can of course be used as a residential house.



On the ground floor there is a very spacious kitchen/dining room with doors leading out to the patio and garden which enjoy wonderful views to the mountains. A large comfortable lounge with log burner (wonderful and warming for those winter evenings), 2 bedrooms one ensuite bathroom with shower and bidet also another separate utility room with bath and shower also. There is an office/ library/games room and also large hallway. This floor is lived in by the owners as it is but due to its size it could easily be made into two apartments.



The first floor is currently a huge apartment; which has a kitchen/diner, bedroom with balcony to enjoy those spectacular views and en-suite bathroom. Two further bedrooms with balconies, another bedroom with stunning views of the Gran Sasso and a further large bathroom, with shower. There is also a living/TV room.
The 2nd floor is unfurnished and currently used for storage but could be made into another apartment.



Outside

The property has large gardens and covered Portico and BBQ areas plus external washing machine for guest use.



Land

10,000 m2 of land comes with the property consisting of vineyard, fruit trees and olive groves. There is also a fenced area currently housing chickens, sheep and geese. This land is currently being considered by the owners for a camping area.



Location

Located just outside the village of Rosciano complete with its medieval towers, there are numerous local restaurants. For those who are self-catering there is a mini market in the village and a huge shopping centre just 10 minutes away. BBQ areas are available on the grounds. There is an olive grove so you can produce your own olive oil and a vineyard to produce your own wine (both done by the owners). It is a perfect place to relax and take in the stunning views. Abruzzo has so much to offer, national parks, nature reserves, scenery, wildlife, lakes, mountains, hilltop towns, churches, museums, art, architecture, local wine and cuisine, castles, festivals, hermitages, rivers, waterfalls, abbeys and archaeological sites.
