This magnificent plot of land in Monte Agudo is one of the largest plots of land in the Algarve, with an unprecedented 114 hectares, of which 21 are viable for construction.

The land is located in the municipality of Tavira, parish of Santo Estevão, in the locality of Monte Agudo, totaling an area of 20.28ha. It is bordered by private land and crossed to the south by the Via do Infante de Sagres (A22). The proximity to the A22 and the city of Tavira gives it great and easy accessibility, both for those arriving and for those who want to enjoy the services and equipment available in Tavira, noting, however, that its strategic location allows it to be away from the busy areas.

On the land in question, north of the A22, there is a small set of buildings, intended for warehouses of agricultural implements and products, and a simple dwelling, with the purpose of supporting the agricultural exploitation that once existed on the site.

There is a Request for Prior Information for the construction of a five-star hotel.
The feasibility will be for 120 rooms and 240 beds, a fantastic swimming pool, consisting of four old houses, six warehouses with generous areas, with three water tanks for irrigation, (one 5 meters high and the other 10 meters wide), 2 transformers and 3 hydraulic water holes, with electricity.

The property has 20.2887 hectares, a value that far exceeds the established minimum.
It is proposed to concentrate the building in a single building with a total of 240 beds.
The total area of the land is approximately 113 ha which are distributed as follows: 87.7 ha allocated to the REN Area, 4.2 Ha allocated to the RAN Area and 21.8 Ha to the Indiscriminate Area, being in this region where it will be possible to implement the Hotel.
The feasibility of the Tourism Development Center is also being analyzed, in the area of indiscriminate land to the 21 hectares of the hotel, a Resort with 800 beds assigned to be developed in tourist villas with infrastructures and outdoor areas, allotments, waterproofing areas, leisure areas with the 18-hole golf course, and a wooden walkway on the slopes, which may consist of 1 or 2 hotels or Apart-hotels as the investor wishes.
According to the Plan of Constraints for the Municipality, the land under analysis integrates three distinct areas, two of which are conditioned by the National Agricultural Reserve (RAN) and the National Ecological Reserve (REN), and a third, located to the north of the plot, which does not present any restriction or legal condition, integrating the class of "Complementary Agricultural Areas. The Regulation of the Municipal Master Plan (RPDM) which provides, in paragraph 2 of article 35, for the construction of tourism enterprises in this category of land, and the buildability regime for "Isolated Hotel Establishments" is regulated in article 43 of the aforementioned diploma.

This land is ideal for rural tourism or connected to nature.

It is located just about 7 km from the center of Tavira where you will find all kinds of services from restaurants, supermarkets, banks, shopping areas and places of historical-cultural interest and its magnificent beaches on the island of Tavira and 40 minutes from Faro airport (30 km).

Tavira deserves a prominent place and a tourist development of superior quality, namely a 5-star one, which enhances a more selective and demanding tourism for which there is still no offer in the municipality.
