A small river with a lake runs through the property.



This calm and relaxing place is situated in a panoramic and isolated position (a 1km private road has to be travelled to get to the house), just 3 km from the typical medieval village of Citta Sant'Angelo in the Abbruzzo region, only 10 km from the sandy beaches of the Adriatic Sea and 20km from the major coastal town of Pescara that is famous for shopping, restaurants and the active nightlife. Pescara airport is 30 minutes away by car, with flights to London and Frankfurt daily. The main mountain destinations for trekking, hiking and skiing are within a one our drive.


The villa is in perfect condition, originally an old farmhouse it was entirely renovated and enlarged in 2001 following the traditional shapes and colours of the region and using where possible natural materials like terracotta and wood for floors, wood for doors and windows. Roof and floors are entirely made of Cedar tree wood. The chimneys, fireplaces, door steps and other finishing were all made on-site by a local worker using only hand made terracotta bricks that are over 50 years old in order to preserve the rustic and traditional look of the house.



The house is mainly developed over two floors and a third one under the roof.
The entire surface of the villa is approximately 500 sq. mt., including an 11 sq. mt. and two 5 sq. mt. storage/multi-purpose rooms accessible from the outside. There are also two porches of 25 sq. mt. each.



The villa was designed to be environmentally friendly (it also means much cheaper on gas and electricity), the heating is split so that it can be managed depending on the area that needs to be heated, the fireplace can be used to heat the water sent to the radiators instead of using gas, the roof is a ventilated roof that optimises thermal insulation and so do the materials used during the renovation of the walls. Floor heating is used on the terracotta ground floor while the upper floors are heated by stylish radiators. Irrigation water is taken from a private lake within the property.



The villa has a total of 7 bedrooms, 5 bathrooms, 4 living rooms, 3 kitchens, 2 dining rooms and several other areas like laundry rooms and storage rooms.
The villa was designed to be either used as one whole house or as two apartments with an internal connecting door.



First area of the house : 270 m2

Ground floor of 110 sq. mt. including a living room with fireplace, furnished kitchen, dining room with glass door opening on the porch, bathroom, storage room and laundry room. On the first floor there are the master bedroom with a massive walk-in wardrobe and en-suite bathroom, two bedrooms that develop on two floors (the upper floor is under the roof were there is an additional large living area only accessible from the two bedrooms), a fourth bedroom, a storage room and a bathroom with bathtub.



Second area of the house : 90 m2

It is entirely on the first floor with a very wide living/dining room, furnished kitchen, two bedrooms, one bathroom and a balcony with panoramic sea view. There is a chimney connected to the living room where a fireplace can be built.



Third area of the house : 120 m2

In addition there is a third section of the house of 120 sq. mt. on the ground floor. It includes a massive dining area (fits a table for at least 12 people) with huge fireplace, a kitchen, a living room with access to the porch with sea view and a spacious guest room with own bathroom and private access from the garden or living area.



The surrounding garden is approx. 1000 sq. mt., with lights and automated irrigation system.



The swimming pool is 80 sq. mt.



Outbuildings

Nearby the house there are two stables of 50 and 30 sq. mt. that can be used as garage or to keep farm animals or horses.



In addition there is an old house within the properties in panoramic position that can be renovated.
