Villa Bollengo

Location

The building is located in the village of Bollengo, on Monte Serra Morenica.
In a prominent position overlooking the Canavese landscape and Val d'Aosta Alps, close to Viverone Lake (a well-known lake of 3,500 m long and 2,600 m wide) where there are hotels, camping sites and beaches and the Roppolo Castle that is home to the Serra Regional Wine Cellar (Enoteca).



Serra Morenica has been recently classified as a protected area - so called SIC (Site of Community Interest)- with the aim to preserve the rich woodland vegetation and prevent an aggressive real estate development. No building land is available in this area and few houses are on sale.



The property is quite extended with a 21,470 square meters of land that includes a large and flat meadow of about 8.000 square meters perfect for horse-breeding, a private pave road that conducts to the wide courtyard of the house, three terraces on the back of the house that originally were vineyards while now host some olive and fruit trees, furthermore a quite large piece of woodland. In the past few years a greenhouse with its own well has been installed (14m x 4m), and 100 meters of high stone walls have been built to ensure the best water drain of the ground and refine the garden area that surrounds the house. Over the years many different trees and plants have been planted to have different species flowering or changing their colors along the seasons.



An aspect that also differentiates this house, it is its isolated and reserved position respects the neighborhood, but however very easy to access.



Accommodation

A country house with the facilities of two city apartment. The structure of the house was built at the end of the nineties, it has been finished in 2004 by the current owners that live on the first floor apartment while the ground floor apartment is occasionally used by guests. Each floor is 110 square meters, the house has a rectangular shape following the Canavesan style, with a balcony at the first floor. It has a floor area of 220 square meters on the ground and first floors plus an attic still to be finished which adds another 100 square meters and could be a third apartment.



Ground Floor

60 square meters of independent apartment: a sitting room with glass stove, a built-in kitchen, a bathroom with shower and large bathtub with a separate space for the washing machine and a large double bedroom. On the same floor, access to the double car garage and cellar.



First Floor

110 sm of independent apartment: sitting room with a modern fan glass fireplace that bring the heat at the bedrooms, built-in book shelves and wardrobe, home theater installment with large size crystal glass screen and video projector, lights scenario, acoustic arrangement and loudspeakers cabled in the other rooms, large kitchen that allow more then 10 people to comfortably seat, two large bedrooms with parquet, one manor built-in mosaic bathroom with bathtub and shower, another mosaic built-in bathroom with shower and place for washing machine. The sleeping area is nicely separated from the living rooms. The balcony allows a great view of the landscape. This apartment is accessible both through the garage by an internal staircase and through the back entrance staircase.



Outdoor

In 2010 a separate construction of 30 square meters has been built nearby the greenhouse to lodge all the garden equipment, including an external shelter to store the wood. This area has been refined with stone walls all around.
