Description
Property la Biia is a hamlet of two historic farmhouses situated in a beautiful wooded valley in the hills above Biella, at the start of the sacro monte d'oropa natural reserve. The property has beautiful views over the valley, it is set in one hectare (2.5 acres) of pine and chestnut wood with over 10 cherry trees and other fruit trees, and includes la cascina del burro bianco and il cascinetto del burro bianco (literally the farmhouse of the white butter and the little farmhouse of the white butter). The two farmhouses have many original features, including botticino stone floors, ardesia stone floors, larch wood floors, original shelving alcoves built into the wall, plaster vaulted ceiling and original coppi tiles.

La Cascina Del Burro Bianco (366 square meters + 54 sqm garage and cellar)

South-facing casale Piemontese full of character with exceptional views from every window retains all it's classic rustic features but offers modern living in a peaceful and beautiful environment.

Originally built in 1890, the substantial farmhouse was completely restored in 2002. As far as possible, the original beams were restored and the restoration work completed with new chestnut beams and handmade terracotta tiles in the traditional manner. A security system and two new handmade iron and larch staircases were added.

On the ground floor are the main entrance, kitchen, sitting room, decoupage room, bathroom and rear hallway. The eat-in kitchen has an electron cooking range + poutagu wood burning stove as well as lower and upper kitchen units designed by vico magistretti for schiffini (all the fitted kitchen furniture will be included in the sale). Old French windows and doors provide light into the kitchen. The sitting room has a large working fireplace and direct access to the luserna stone paved bower. A winding iron and larch staircase leads to upper studio. The decoupage room has plaster vaulted ceiling and plenty of space for decoupage, sewing, washing, ironing, etc.. Close to decoupage room there's a cosy bathroom with botticino stone floor, sinks, wc and bidet from pozzi ginori. Next to the bathroom there's a rear hallway that leads to double garage, cellar and boiler room (la cascina del burro bianco is heated by a state-of-the-art inverted flame arca furnace - which burns wood - and radiators in all rooms. It is far more economical to heat house in this way, although the system can be switched to gas if necessary thanks to riello gas combination boiler and a 1500 liter s tank).

A sweeping iron and larch staircase leads to the first floor, which is arranged as a vestibule, two bedrooms, a studio and a large bathroom. The two bedrooms have larch wood floor as well as original shelving alcoves built into the wall. Old French doors lead onto a luserna stone paved terrace that gives wonderful views across the valley of oropa and the city of Biella. The studio, open to the winding staircase, has double aspect French windows that give views across the valley, making it light and airy in the summer. A large luserna stone paved balcony is in front of the studio. The stunning bathroom is tiled in ardesia stone and has been designed to the highest standards. It has got a large shower, well over two meters high, bathtub, wc, bidet and sinks designed by Philip Stark. There is also a sauna which is dreamlike in autumn and winter.

The staircase continues to the second floor, which is arranged as a vestibule, two bedrooms, one secret bedroom and a bathroom. The two bedrooms have larch wood floor as well as original shelving alcoves built into the wall. Old French doors lead onto a luserna stone paved terrace that gives wonderful views across the valley of oropa and the city of Biella the secret bedroom is a hidden alcove that overlooks the staircase. Next to bedrooms is a bathroom with pozzi ginori sinks, wc , bidet and a shower which sits at an angle to the window, allowing a wonderful view up the valley .

In front of the house is a mature, well kept garden and kitchen vegetable garden within a few steps of the front door. The land offers an abundance of fruits and vegetables. There are cherry trees, plums, apples, pears, walnuts, chestnuts and hazels all within close proximity of the house. There are 2 acres of broad leaf woods with plenty of trees to be cut and logged, if desired, to fuel the central heating system. A natural spring water can provide free water as well as there being a mains water system.

Il Cascinetto Del Burro Bianco (250 square meters)

South-facing casale Piemontese full of character with exceptional views from every window retains all it's classic rustic features.

Originally built in 1890, the farmhouse is yet to be restored and has excellent potential for transforming into incredible living space for a large family who would like to live together but with a degree of independence or into guest accommodation to start agricultural business. Cascinetto is about fifty meters from cascina, it has terrace with extensive views over the valley and the city of Biella and it's shaded by two large maple trees.

On the ground floor are a kitchen, sitting room, bathroom and utility room. The kitchen has a wood burning stove while in the sitting room there are two open fireplaces. Bathroom is close to kitchen

An exterior chestnut staircase leads to first floor which is arranged, at present, as one bedroom, one sitting room and two utility rooms.

The staircase continues to the second floor, which is arranged at present as two utility rooms
